Sometimes it feels like we may never see the light at the end of the tunnel but we have to remember that when we are really working in the best interest of the client, things may not always move at lightening speed. It’s more important that they are truly happy with their decision in the end.

That’s awesome….good for you and even better for your client’s who had the good fortune of having you represent them in their home purchase. I know many agents who give up on clients who, for what ever reason, take an extended time to find a home and or get their offer accepted. That shows serious commitment from but you and the client. Well Done!

One other thing to consider know about when buying a home is whether or not your lender is collecting or impounding the correct amount of property taxes when you set up your purchase loan. Seems like most lenders under collect and as a result, when taxes are due they have to come up with another few thousand dollars.

What’s worse is that some lenders flat out give you an estimate of your total monthly payment based on a tax rate way below what it actually is. They underestimate! Then when you get to closing you learn the payment is way higher than expected…..that’s not cool.

Then, if you can’t pay the property tax shortage, escrow collects that money over a 6 month period and then your monthly payment goes way up! if your property tax rate is 1.7% but your lender is only collecting 1.25% when you fund your loan, make sure they correct it.

Great topic to share with home buyers! I hear quite often from people who tell me their agent and/or loan officer never told them there could be mello roos or special assessments and then 15-20 days into escrow, the prelim comes out and whamo! An extra $200-$300/month to their monthly payment if impounding the payment.

This is where a relationship with a good title agent can help track down the tax roll and find this stuff out early.
